The Institutional Exit: Who's Buying Downtown Calgary Office, and at What Discount

The pattern in Calgary office right now is simple to state and hard to overstate. The big institutional owners are selling, private buyers are stepping in, and the prices they pay tell you exactly how far values have dropped. Three deals from the past two years lay it out. Read them side by side and the story writes itself.

Wood Centre: $163 a foot, down from $325

Start with the most recent and the cleanest comparable. Wood Centre, an eight-storey building at 2535 3rd Avenue SE with 221,920 gross leasable square feet on roughly five acres, sold to R2 Capital Partners for about $36 million. RENX reported the deal on April 14, 2026. That works out to $163 per square foot.

The number that matters sits right next to it. The same building traded at $325 per square foot in 2017. A well-kept asset that was 91 percent leased, with a weighted average lease term north of seven years and BOMA BEST Gold, LEED Gold, and ENERGY STAR certifications, changed hands at roughly half its price from nine years earlier. Nobody was dumping a distressed shell here. The market simply repriced a functioning, mostly-full building down by half.

First Canadian Centre: a 41-storey tower, no disclosed price

Move up in size and quality and the discount gets harder to see, because the price stayed private. Armco Capital, a subsidiary of Halifax-based G2S2 Capital, bought First Canadian Centre from GWL Realty Advisors. RENX reported it on November 20, 2024. The tower runs 41 storeys and about 540,000 square feet of office and retail, a Class A asset with Plus 15 access and a ten-storey atrium.

The sale price was not disclosed. What is on the record is the prior number: GWL bought the tower in 2005 from Bank of Montreal for $188 million, about $348 per square foot two decades ago, before this cycle. Armco's purchase was its third major Calgary buy, following Bow Valley Square at 1.4 million square feet and Altius Centre at 330,000 square feet. Add them up and one private group now controls more than 2.4 million square feet of Calgary office. Armco has floated putting a residential tower on the site, using foundations poured in 1981 for a 64-storey structure that never got built.

635 8th Avenue SW: $62 a foot

The floor, at least so far, is here. Cadillac Fairview sold the 26-storey Class B tower at 635 8th Avenue SW to Calgary-based Enright Capital for $16,855,000. Storeys reported the deal on October 29, 2024. The building holds 271,000 square feet and dates to 1983 — about $62 per square foot for a full-size downtown tower.

Enright co-founder Patrick McFetridge said the plan includes "a new gym, conference centre, and tenant lounge." The buyer is spending real money to fix up the asset. It also bought the asset for less per foot than the renovation budget on plenty of suburban strip retail.

The backdrop

These deals make sense against the vacancy numbers. CBRE pegged Calgary's office vacancy at 24.6 percent citywide in the first quarter of 2026, with downtown at 29.9 percent and the suburbs at 17 percent, per figures RENX cited in its Wood Centre writeup. When nearly a third of downtown space sits empty, buyers price on in-place income and a bet on eventual absorption, not on replacement cost. That is how you get $62 a foot on a building that would cost several hundred dollars a foot to rebuild today.

What happens next (labeled speculation)

Here the sourcing stops and our opinion starts. The institutional exit is not finished. Pension funds and large managers answer to boards that do not want Calgary office on the balance sheet, whatever the in-place yield says. That selling pressure hands local, patient, privately held buyers a window to accumulate at prices that only pencil out if you believe downtown eventually fills back up. R2, Armco, and Enright are all making that bet in different tax brackets. Whether it pays depends on absorption, and absorption depends on conversions and jobs, neither of which moves on a quarterly schedule. Watch who buys the next tower on the block, and at what per-foot number, before calling a bottom.

What This Means If You're Leasing Right Now

New ownership often means capital available for tenant improvements and building upgrades that a distressed prior landlord couldn't fund — Enright's renovation plans at 635 8th Avenue SW are a live example.
