Aspen and Rohit's Second Office Buy in Three Months Lands in Calgary's Beltline
Disclosure: We hold no financial position in Aspen Properties, Rohit Group, Spear Street Capital, or any building named below, and no business relationship with any of them. Nothing here is investment advice. Every figure is attributed to a public source, and where a number wasn't disclosed, we say so rather than estimate.
A new ownership partnership is placing its second bet on Alberta office space in a matter of months — and this time it's downtown Calgary's Beltline.
The deal
Aspen Properties and Rohit Group have acquired The District, a roughly 360,000-square-foot mixed-use campus at 227 11th Avenue SW, according to RENX and Connect CRE Canada. The campus comprises three midrise Class A office buildings plus a restaurant and food hall, and was formerly known as IBM Corporate Park. The seller was Spear Street Capital, a San Francisco-based investment firm. Neither the sale price nor the closing date has been disclosed.
That alone would be a notable Beltline trade. What makes it a story rather than a one-off is what came before it.
The pattern: two cities, two acquisitions, one new partnership
Per the same reporting, this is the second joint acquisition for Aspen (Calgary-based) and Rohit Group (Edmonton-based) in the span of a few months. Their first move together, this past summer, was in downtown Edmonton: Bell Tower, the adjacent Annex, and MNP Tower, acquired as their inaugural partnership deal.
Two acquisitions in two different provincial capitals, in two different submarkets — Edmonton's downtown core, Calgary's Beltline — reads less like opportunistic one-off buying and more like a deliberate, multi-city office strategy from a partnership that's only a few months old. We don't know what's next for them, and neither outlet covering the deal speculates on it. But a pattern of two is worth watching for a third.
The rest of the Calgary office market, same week
A few other data points worth noting alongside the Aspen/Rohit deal, each independently sourced:
- Suburban vacancy fell below 13% for the first time in over a decade. Colliers' Q3 2026 national market snapshot put Calgary's suburban office vacancy at 12.9%, per the firm's own newswire release. That's a different submarket and a different story than downtown's receivership-driven ownership turnover we've covered here before — suburban Calgary's vacancy problem was never quite as severe as downtown's, and this is the first time in ten-plus years it's cleared this particular threshold.
A couple of leads we looked into this week didn't clear the bar for inclusion: a reported Beltline office sale and an energy-sector downtown office-demand story were each only available as a headline and short snippet at the outlets carrying them, with no full article we could independently confirm the details from. We'd rather leave those out than publish a figure or a deal detail we can't actually stand behind — if either firms up with a real source, we'll cover it properly then.
